I guess if your an agent, Zilliow wouldn't be necessary. But Redfin would be worthless to me as it does not even cover my area.

Would any of you suggest getting comps by finding FSBO homes with the same criteria/dimensions and asking the person how much they're selling the home for along with your own due diligence?

Sometimes I check abandoned and distressed house prices on Zillow and see that they are sometimes in the same ball park price wise as many other sold and non for sale homes with the same criteria as them.

I understand that Zillow's Zestimates are not appraisals, but are these the Actual Retail Value of the homes by Zillows estimates? Trying to figure this stuff out.

I've got a great new LLC name/keyword for a domain that is Search Engine Optimized and gets 3,600 searches a month from Google! This is great!

To Randy- It's a great stepping stone. I didn't mean to say you were putting me in certain category. It's just that most investors discourage different strategies that other investors are successful at because they're content at whatever money they make doing what they do. Or they weren't successful at it.

I hear a lot of foolishness from Investors discouraging those who want to start wholesaling houses because they know it's a great way to make money very quickly. They blab on and on about how it's nearly impossible and I can tell from my own experience that they have no idea of what they're talking about.

I was thinking about selling dog houses. I'm might stick that LLC name in my back pocket.

That's a thoughtful post Kurt K. Thanks. I love wholesaling properties. Thanks for not having me make a bad name decision guys! That may have slowed down my cash flow. Hehe.

There are a lot of people on the web with programs and articles with wholesaling correlated to middle man. I don't think I've ever heard of Josh Cantwell until now.

I don't know Randy, I've seen people who make 6 figure income from exclusively wholesaling. Sounds great without the hassle of tenants and great liability.

In real estate, everyone has a linear way of thinking. Everyone has their own box. If one person discourages your method, chances are, someone else, somewhere is probably getting rich doing it.

Arjun K. - I see what you mean, but as a buyer, it's pretty evident that that's what wholesalers are... those in the middle. I mean, my sellers already know I'm low-balling their properties. The buyers are not stupid enough to think I'm not going to make a commission for my work. If I assign a buyer huge equity, or say 30,000 k plus worth an investment property, he's not going to go, "wait how much are you making on this?" He'll already know in the contract.
