Hey everyone so I might be closing my first deal as an assignment so since its my first deal I really don't know what form of payment is best for me considering I'm young and don't have any tax deductions.

So if you buy the note and then foreclose on it how do you make money off of it by selling it afterwards then for more then what you bought it at?

So I been told if I partner up with someone I will be protected 100% by the deed. Is this true or is there another way I can still be scammed regardless of my name being on the deed? What should I do when going about making a deal should I put his name on the deed as well so no one gets scammed and make it legit?

@Steve: If your going to buy the note real cheap whats the benefit in foreclosing on it?

@Sharad: I want to invest outside of the state because right now the market I am in is to saturated and not in my affordability range. The guy I found was on an investing website and spoke to him directly and he said that the homes in his area are less then 40k which is more then feasible for me. Any feedback will be greatly appreciated.

So I'm thinking about investing in another state but just don't know if its safe. Anybody know what steps I should take and how to protect myself fully when doing deals with someone in another state so I won't get scammed?
