My first rental property.

I screened tenants, thought I found one that would care for the property nicely - she is too picky though.

She always has many maintenance requests for things that are not necessarily necessary.

She pays on time, her only flaw is being picky (wanted a different toilet seat, wants rear lawn re-seeded, wants, wants, wants.... Now she's saying she's unhappy in the home (she thought she'd be happy) and blames unprofessional tradesmen sent by me to make repairs (they are licensed pros) and my slow response to maintenance requests.

One of my big complaints (and I've expressed it) is that part of my screening process is asking what they would change or want fixed about the home - she filled that space with something along the lines of, "it's perfect, I wouldn't change anything, I hope to move in."

I'm tired of dealing with her.

Maybe I don't really have a question, I just had to let this off my chest.

Does anyone have any experience with this type of tenant? Was anything able to make them "calm down"?

Sorry to dig up old thread.

I don't think the user got his question answered (which is also my question).

At this juncture, I've decided not to form an LLC for a rental property (the merits don't need to be discussed here) and simply move forward with a sufficient umbrella. However, I'm interested in setting up an Assumed Business Name (DBA for most) to create a cloak (however thin) of anonymity.

Main question:

Can I put the DBA on the deed? Do I need to put my own name as well (Real Name dba Bus. Name)? I am purchasing for cash.

I'm a bit late to this thread (vacation downtime).

I would echo the 50% rule, it really sets the right expectation when evaluating income properties.

Many people will try to sell you a property that cashflows (Rent - debt service=cash flow).

1) If BiggerPockets put on a conference, would you want to attend?
Yes.
2) Would you be willing to travel (fly) to attend such an event?
Yes.
3) Do you think 2 days would be adequate for a first shot at it?
Yes, I liked someone's idea of 1 full day and 2 half days; may run up the cost though.
4) What kinds of ideas do you have for sessions?
I think most of the ideas mentioned already are great. Different strategies (rental/flip/etc.) Also having professionals (lawyers/accountants) that specialize in RE.
5) What would a BP conference look like to you?
A lot of people in a conference room.
6) Of the real estate and other events that you've attended, what is the one thing that you've liked the most?
That there is always drinking water available (read: not much).
7) The least?
Salesmanship. Any offering of services for pay should be barred. Present your info and if people like what you have to offer they'll talk to you and pay you if necessary; but don't hold back in your presentation.

Here are my brother's remarks concerning the Todd Dotson training he was sold:

"I liked the training we went to in TX. The Mentor training in Los Angeles was just alright.

Specifically, I liked that once we got to TX, there was no more up-selling. We had bought the Big Kahuna pkg already.

I liked how it was based in real world experience.

I did NOT like how inefficient the strategies were to produce motivated seller leads. I found Virtual Wholesaling (.com) to be much more up my alley - using direct mail postcards and voicemail boxes instead of driving around neighborhoods and posting bandit signs."
