Let's set up a time to discuss. 

You might very well start out with spreadsheets until you are pumping enough profit to start paying for CRM's and marketing. Brivity is great but extremely expensive. 

Cozy as stated is great and it is free. Buildium cost a little more and is more equip. Try them out and see which one works best for you. 

I would say avoid the ones with annual limits and high interest. 

It is very possible and can work. Just outfit them for long term stays. Be sure to check the zoning to make sure it is allowed where you are. 

Joe is right, also pull the trigger on deals. Getting a property just for the sake of it will only bring you down in the future. Sometimes you have to look at 100's before one or two draw your attention. If your agent doesn't like that then find another. This is your investment. 

Scott offered the best advice for this thread. In the future always try to be next to or above a tenant to avoid this kind of noise. I know its not always possible but it does help. 

Mortgage rates are extremely low right now. 

To learn more than I have this year and to hopefully get out more and not worry about work as much. If COVID would slow up a a little. 

@Nathan Gesner I'm sorry you had to witness that. Can really shake you up. Being a former police officer I know it can be so eerie. Anyways it is best to have a plan because life is short and these things very well can happen to you.
