@Garrett Christie Look for Canadian books, podcasts, and local real estate investor meetups. There is a lot of information out there. Start with Real Estate Investing in Canada by Don Campbell, and his other books. Good podcast - The Truth about real estate investing for Canadians. When starting, I'd focus on books over podcasts to learn the basics.

Hi @Tina Aki The way I'm getting into the US is partnering with a Canadian already doing it, and who has the tax/legal structures already set up. It helps with the learning curve, and if I want to do it on my own in the future, it will be so much easier. Who not how. Message me if you want to talk about it more.

@Marco Masanotti Following! Looking to do the same. Currently in research phase. Some Canadian companies that I follow which are buying in US are in Arizona, Texas, Tennessee, Georgia, North Carolina, Florida, to name a few. Places where people are moving to and are landlord friendly states.

Hi @Elaine Lee The accountant doesn't need to be located in Alberta. For the longest time I was living and buying in Edmonton, and my accountant was in Ontario! Though I did just switch to one in Edmonton as it is nice to be able to be able to meet in person when you want to.

Hi @Elaine Lee There is no cost to use a residential mortgage broker, as they get paid by the lender once the loan is funded. Only for commercial mortgages you need to pay fees yourself, but you won't be getting a commercial loan if the property has 4 units or less. Even though you plan to set up a corporation, you will still be personally qualifying for the mortgage and getting a residential loan. 

I recommend you use a mortgage broker. They will be on your side and help you shop around to different banks/lenders to find best product. If you shop around to different banks on your own, then you get your credit pulled several times, which is not so good. Biggest thing is that a good investor-focused broker should be asking about your long term plan, and helping you use lenders in a strategic order and getting you the right mortgage terms (it's not just about rate) so you can carry out that plan.

Mike, thanks a lot for the response and your inputs. I purchased Dan Campbell's Creating Wealth with the ACRE system, I heard this is a good start for people getting their toes into Canadian Real Estate.
