To @Kyle Scholnick and everyone else bashing @Ali Boone

Have some respect, man. What Ali has done for the BP community is times and times greater than what you, most likely, will ever do. Why don't you first write a few dozen blog posts, spend countless hours responding to questions and actually show us how to design your lifestyle around the things you love doing and THEN come back with your critique and comments.

Here's a hint - rather than prying into the financial lives of people you don't know, why don't you befriend them? Weird concept, I know, but if you connected with Ali, exchanged a few emails, became online buddies and then asked her privately, "hey, so how many props are you holding?" something tells me you might have better luck.

Just because you can ask something in a public forum, doesn't mean you should. A lot of information on here is exchanged through private messages. It's all part of the forum etiquette. Learn it, master it and you too could be eating pancakes with @Chris Clothier some day.

I'd really like to know the answer to that as well. Also, how do you value an apartment building in a small town if there aren't other similar commercial properties nearby? Do you expand the scope to include nearby towns? Do you look across the county? Seems like calculating the cap rate could be tricky.

Sarah, welcome! I live in Laurel, MD, but used to live in NoVA not that long ago. There's a fair number of DC metro area members here and there's a couple of great meetups and REIAs too. Everyone here is gonna tell you to find your local REIA (real estate investors association), so you might as well do it and see if you can attend a couple of meetings. Some of them are paid, some are free. I'd check out the free ones first.

There was also a BP-specific DC area meetup, but I haven't really been following, so can't say if that's still happening.

I had some random stuff listed under mine, like notes, which I never dealt with. Tried to change it, but every time I save, everything reverts back to the way it was. Sent a question to BP support, hopefully they'll figure it out.

@Jesse T. I'm renting out my primary residence for two years, need to find someone the tenants can contact when things break. Obviously, nothing too major - I'll find a specialist for that.

Also, if you know of an A/C guy, need to do the routine service on the heat exchanger.

I don't mean to sound negative, but all the people who would consider partnering on a deal like this would want to see experience and a track record. So if you don't have either, then you would need to have some pretty amazing skills that you can bring to the table. Also, what makes you think that this apartment building is a good deal? If you did the analysis, I would highly recommend running your numbers past some of the seasoned commercial investors here. I think there's even a special section on the forums where you can post them for people to look over.

@James Wise loved the podcast! Congrats on being able to grow and improve your business with the help of BP.

There are certain people on BP who stand out. You spot them almost right away. They are the experts and the specialists, guys with a reputation and a track record. I'm sure you could name a few yourself right off the top of your head. To me, HWPG is up there when I think of buy and hold investment properties. Best of luck and thanks for wasting investing so much time to teach newbs like me ;-)

Welcome! Like Darren said, there's lots of people here who are either from or investing remotely in Milwaukee. You might want to friend a few of them.

Why do you want to get a rental? What are your financial goals?
