Thank you both for the suggestions. I will discuss them with the lender. Amd yes, the property does qualify for insurance.

Hi folks. I found a great property but, after the home inspection, I had my realtor go back and ask the seller for a seller credit/concession so I can make some necessary repairs. Seller agreed to a reasonable amount but my lender has now told me that seller concessions cannot exceed 2% for a conventional loan (for investment properties) -- the amount the seller agreed to is well over 2%. I don't want to leave money on the table, nor do I want to come out of my own pocket to fund the necessary repairs after closing. Has anyone run into this issue? If so, I would really appreciate any strategies on what to do (for example, should I look into a HML instead?). I do not want to lower the purchase price by the amount of the seller credit because this reduction would not have a huge impact on the monthly payment, and my main goal here is to avoid having to pay for the repairs out of pocket. Thank you in advance for any ideas/suggestions.
