Post: Occupancy permit requirements

Hello,

I purchased a 4 family and 3 of the 4 units have tenants already in place. If and when a tenant leaves am I required to get an occupancy permit each time there is turnover? Or is there a specific time frame the occupancy is good for?

Ordering an inspection to get a baseline can be very helpful. It will provide you with things to look for in your next purchase as well as possibly mitigating potential problems down the road that you may have had with renters in the house. I personally like to have an inspection done to get the full picture and address any and all issues, inspections aren't that expensive. That said, if you're working with a quality general contractor, they may be able to give you a good assessment of what needs done.

Hi,

I just purchased my first investment! :) this was an off market as-is property that needs a lot of work. My question is, should I get an inspection prior to starting any work on the property to kind of see where I stand? The plan is to fix the property and get it rent ready.

Also any recommendations for inspectors in the St. Louis county area are appreciated!
