I purchased a 4 family and 3 of the 4 units have tenants already in place. If and when a tenant leaves am I required to get an occupancy permit each time there is turnover? Or is there a specific time frame the occupancy is good for?

I personally like to have an inspection done to get the full picture and address any and all issues, inspections aren't that expensive. That said, if you're working with a quality general contractor, they may be able to give you a good assessment of what needs done.

Hi,

I just purchased my first investment! :) this was an off market as-is property that needs a lot of work. My question is, should I get an inspection prior to starting any work on the property to kind of see where I stand? The plan is to fix the property and get it rent ready.

Also any recommendations for inspectors in the St. Louis county area are appreciated!
