Thank you guys for the reply. I am looking to buy and hold for at least 2 years on the investment property. I would prefer my renters to be either student or working professional. I had done some looking around on northern jersey along the river, but the math just doesn't work there with 50%rule. I am interested in edison, piscataway around the Rutgers area, as I went to Rutgers myself. That is my next area to search for. But maybe you guys would have more insight toward some golden area which I am not aware of as I am still a newbie trying to score my first deal. As for south jersey...unfortunately, I do not have interest in that at the moment. Many thanks, Steven

Does anyone have any recommendation to where in Central to Northern New Jersey would be a good spot to start out my search for good investment properties? I think a good starting range for me would be anything up to $500K

I, myself, live in Harrison, NJ, but found the price to be too expensive with very high tax rate - please do share if you have different view in Harrison.

As I just started out and wanting to get into the business of real estate investing, what is the best way for me to get my feet wet? As I've been trying to search for a good deal through site such as zillow and talking to various agents. none of the properties seems very appealing for me. 

Any recommendations as to what sort of characteristics a beginner should typically looking for when search for a right investment property?

If i understand the term correctly, I will not be a debt equity partner, but a sole investor going into this.

It is definitely assure to know that northern liberties is a hot market. The new construction they proposed I believed would be a townhouse few blocks away from Piazza. I guess that is a plus right there.

Hello Fellow Investors

I recently come across this opportunity from National Reality, where they connect investors, constructors, lawyer and bankers together to find and built new construction over cheap properties (no or very low property tax). In this case, their projects are concentrated in central Philadelphia (Northern Liberties). They offer bunch of guarantees including the positive cash flow over course of 5 years, in which there will also be professional property managers for the property. I do not think this opportunities is impossible, however, as I am quite new to real estate investment and not familiar with northern Liberties. Thus I am seeking advice from the community.

I guess my question really boil down to the 2 points below:

1. Has anyone hear about or has experience with National Reality project?

2. Is Northern Liberties a good place to invest?

Any insights would be much appreciated.
