@Aaron Mazzrillo 1 detached garage, 1 attached carport. 

I'm checking the layout today.

Tenant occupied "for years".

Where do I check to see if both are legal construction?  Title only shows one on that parcel.

He says he just wants some quick cash. (Not a need to, or have to sell situation)

I know what he paid is irrelevant, just amazed at how much prices have gone up.

I have an owner that has two 2/1 SFRs owned free and clear that he is "considering selling". This is in Santa Ana, California. In our first conversation, he said he would take $450K for both if we could close fast. The comps are $350K each. My concern is that he doesn't HAVE to sell but just is looking for some "fast cash". I plan on digging a bit more tomorrow when we have our second call. He only paid $56k for them back in the early 90s. I already had the title checked and he is the only owner. Any suggestions from the BP fam out there?

@Nikki Robinson Just to give you an update on my direct mail campaign in SoCal. I got two calls today. One was a hangup but the other was a gentleman that owns several rental properties and is looking to sell some for the cash. I stumbled through some questions to get more info and found out that there are two properties on the lot each 2/1 and 780 sqft. He made a guess that they were worth $450K but when I contacted my realtor, he found the area has 2/1 properties valued at mid to low 300s. The good news is that if he wants 450 for BOTH then we may be talking...I will know more after I follow up tomorrow. Both properties are rented and have been for years "according to the owner". We shall see what happens, but already liking the direct mail route better than the bandit signs in this area.

I have a patient with a rental property in Huntington Beach, CA that needs to replace some windows as well as the vinyl siding around each. Anybody have a connection in OC for a job like this?

I have a patient that is trying to sell a property in Henderson but needs the roof to be fixed. He needs it done ASAP. Does anybody know anyone out there?

I wish my bandit sign story was similar but, alas, it is not. I am in Southern California. I put out my signs along one of the busiest streets in town (over 100,000/day). I put them out EARLY Saturday morning and picked them up Sunday evening. I had one sign stolen, one knocked down and the rest were fine. After all that excitement and anticipation I got ZERO calls. Now I have doubled my efforts and sent out a direct mail campaign to 1,555 absentee owners. It only takes one deal...so let's see what happens.
