Purchasing a small SFR through seller financing. No money down. 2.5% interest. What's the ideal loan program to shoot for?

5 yr ARM? 10 yr fixed?

@John Mathewson Great website you got there! I love what you had to say about your determination & process of "figuring it out". Starting 6 businesses yourself is quite the feat. As I travel down my own path, I will make sure to keep you in mind if I need any assistance figuring it out. I'm always open to words of wisdom and any advice you'd have to offer would be welcomed.

Wow thank you all for reaching out to me! I'm sorry it's taken so long for a response. I recently relocated back to the area from out of state and this was put on the back burner momentarily during the process. 

@Mark Nolan & @Jesse Stemle - I will make sure to check out the podcasts, blogs, etc...seems like there's a ton of hidden gems here just waiting to be uncovered!

@Samuel Watts & @Ryan Keeton -  I'm excited for the potential opportunity to partner up on investments as well! 

For starters, I'm leaning towards the buy & hold realm of investing (though I'm 100% open minded). Seeing that I'm a first time home buyer, the thought of purchasing a multi-family unit as an owner occupant is attractive to say the least. Keeping my initial cost down and turning my property from a liability into an asset are key to what I'm seeking. I'm very interested in exploring private/owner financing options as well.

To say I'm a newbie is an understatement. My goal is to gain as much knowledge about real estate investing as possible and apply it to my own life. I've began investing in myself by purchasing numerous books pertaining to this. Ideally, like many others, I'd like to build a real estate portfolio that will help offset my income and eventually allow me the ability to transfer into a real estate investing role full time.
