Post: Phoenix Investors/Agents Lets Network!

I am about 1 month in to my REI journey. Still in the research phase, but I have been doing a lot of reading and one thing I keep coming across is how important your team/network is!

If you are in the Phoenix/Gilbert area and are serious about REI I would love to meet any and all of you! Please reach out any time I would love to connect with as many people as possible and discuss general REI and hear about your goals and investment plans!


One question I have for the BP community: I have a friend who has been doing BRRRR/STR investing for a couple of years now and he has told me about a couple of software programs that he uses (rentredi, propstream, and reireply), are there any software programs (besides BP pro) that you guys have found invaluable to success with your first couple of deals?

Appreciate everyone in the BP community you guys have been amazing thus far and I look forward to meeting as many of you as I can!

I am excited as ever to start my REI journey.

My plan is most likely to house hack and then partner and start doing flips/multifamily rentals.

I know with and FHA loan you only need 3.5% down, but with my current job I make JUST enough to pay my bills (this is a driving factor towards pursuing REI). I am taking on a second job soon to start saving capital, but it is still going to take a good amount of time to save for an investment and I want to get the ball rolling as quickly as I can.

HERE IS WHERE I NEED ADVICE:

My idea was to get my real estate license and work as either a real estate agent or potentially property management (I have a good friend who could get me into prop managment). 

I have a sales background, so my thought was that working as a real estate agent (or prop management) under a brokerage would allow me to earn more money to save up for my first investment, and on top of that I would be able to learn a lot while working in that role. 

My questions for the community are:

Do you guys think this is a good plan? 

Is it feasible to make more than $18/hour as an agent or prop manager? 

In your opinion, would it be better to stay at my current job and work as many extra hours as possible at my second job to save (also need to allocate time to continual education)? OR would I be able to make more money and save up quicker working as a real estate agent/prop mangement?

Lastly, is the exposure and education from working as an agent worth investing in my real estate license?

I appreciate any and all advice I can get. I am working on fine-tuning a savings plan right now and want to know what the best plan of attack should be.

As a realtor and investor here myself…I would just say that BRRR is more or less dead at the moment. Interest rates have changed everything. If you're listening to 2 year old episodes of the BP podcast you might as well be living in the age of the dinosaurs. Those strategies are dead in the water. I would encourage you to become an expert in assuming existing loans whether through FHA, VA, or creative finance. These strategies are a Time Machine to an era where deals made sense in Phoenix.

Hello BP community! I am brand new to real estate investing and am just in the preliminary research phase. 

I have started and ran two businesses, so when the time comes this is going to be my third entrepreneurial venture, and I couldn't be more excited! I have several colleagues who do real estate investing full time and have found a lot of success and fulfillment from it, and that excites me and motivates the heck out of me!  I have also held (and currently do) several sales jobs and am looking forward to applying those skills, as well as all of the lessons I have learned from my businesses, to create financial freedom for myself and my lovely girlfriend. 


Again, I am just getting started. My plan of attack right now is to do as much research as I can in my free time until I feel I confidently grasp the overall concept of real estate investing and how it fits into my specific goals. From there I will be deciding the investment strategy that I want to use (leaning towards BRRR right now), creating an investment/savings plan, and taking consistent action daily to move me closer to my first deal!
