I am in the same situation. I have deals, I have knowledge from hours of bigger pockets podcast, books and real life. I even have sales experience and convinced a hars money lender to fund the deals but with money for appraisals, down payment and to pass the application process with the lender it is dead in the water. A partnership brings the last two components, experience and capital. I feel great that I was savvy enough to convince a lender but that's the extent of it for now.

I need to know what fees are associated with hard money lenders from beginning up to the close on purchase. I know the percentage after the sale but what will I pay to get the loan.

So as my journey continues it has been an onslaught of scammers and ridiculous websites. At 12 contacted me trying to extort money. For a moment the frustration was overwhelming but o went back to work after a break to scream my head off. Finally I was contacted by Jan Saltzman of LMC Capital LLC and Michael Gallon of S & M Financial Group. Any information about them or experience with the company would be appreciated.

Wow great advice. Thanks. I think the financing is the issue. With no experience and no credit I will have to sell a vision of the future of this property and guide it to a profitable end. I think it is a matter of specific planing on paper to present that has ever detail and contingency plans mapped out. I have just never done it.

Unfortunately that isn't an option while I'm still under the land contract or I would simply rent it out and do repairs later.
