I'm pretty sure it's "out of balance" because your income is greater than your expenses. The remaining $7,341 needs to be used. It could simply be "reinvested funds" which would technically balance your spreadsheet.

@Sarah Lorenz  Currently, I am an undergrad student and I'll be finishing this winter. One thing I've learned in business school is once you understand the behavior of the economy, it becomes easier to take advantage of the market and succeed in business. Surely, you are on the right track seeking knowledge in real estate economics. I will see who I can contact, and I will let you know once I do contact someone in that department.

@Sarah Lorenz No, I wasn't aware of that class; I'll look into that. Thank you for the feedback! Do you have rentals in Ann Arbor? I have been looking for a good place to start, and I am considering getting a multi-family rental in Flint near the U of M- Flint campus. The houses are very affordable in the area, so I figured it might be a good start. Do you think Flint is too risky of a place to invest? (considering the economy and the recent water crisis)

Hello everyone! 

I am currently a full time business student at U of M. I am extremely interested in getting into property rentals in Michigan. I am here looking for all of the advice I can get, and also hoping to network with investors in my area.
