We are looking to team up with an established wholesaler in the Pekin Illinois area. We have had a few properties land on our lap and are not in the local market. Any local wholesaler interested in teaming up please write us. All you need is a cash buyers list.

Hello BP Family,

I live in the Spokane WA area and was curious to know if anyone knows or can refer their preferred lenders. My brother and I have some private money as well, however lately they are at their bandwidth.  Thoughts?

My brother and I have had great luck with lead lists. We typically buy a list of 1,000 owner unoccupied or pre foreclosure list. We do 250 mailers a week for 4 weeks then scrub the list and repeat.  We also go to the City hall and talk with code enforcement about properties in the code violation hearing process. Get the list from the city and contact the owners. We offer them 3 things. 

1) Allow us to build you a plan to take to the city

2) Allow us to partner on the plan and assist you in achieving your goals

3) Allow us to purchase the property cash and we will execute the plan completely and you get to wash your hands of it.

Lots of other great strategies out there. Jed and I do these and more. Hope this helps

Property is located in Roanoke Rapids, NC, just south of VA. From Fayetteville, it's about 2 hours drive. Are you military by any chance? I'm asking $12,500 for the property.

This is better turned into a 3/1 in order to extract the highest ARV. Comps show 1,200sqft 3/1 are going for $90 or >. $30K - $40K rehab depending on the level of outsourcing. Great for BRRR or retail flip. Project should take about 9 days if done with a full time crew. Also has a lot of room in the backyard and a detached garage would certainly be worth building.

We have 2 properties side by side, totaling 3.6K sqft. One should be turned into a duplex and the other a 3/1 house (rehab). Projects should total $90K (together) if outsourced to a contractor. ARV when sold separately is $210K.

This is one of two properties we have side by side. No skeleton inside as it's simply a large shell. It's a great investment for the visionary because it's completely open on the inside with lots of room for vision. We're open to all assignment offers because the spread is huge but the project is also very large.
