How to go about getting a loan to purchase and build on a vacant lot around Accord NY?

We think we found a vacant lot we like, listed by the seller's agent who is professionally committed to represent the seller.

@Stan Sugarman I hear you,

It is the prospect of a 3rd unit income that makes this deal interesting to me, obviously

How much time would you say I should expect for rezoning process, is it 2-3 months or more like 2-3 years? Whats the chance to be approved  if it meets the codes when finished?

I dont know the specific code for GA, but the windows should pass easily (opening 2'x3', sill 35-42"), height under ceiling is about 8'6", walls and ceiling ready to receive insulation and fire separation etc. Overall the owner seems to have planned this rehab with the codes in mind... should be close enough to compliance, with maybe skipping stove/oven and settling for a countertop electrical appliance instead

Could it be done without rezoning... or is that a no go and I better forget about renting this basement separately?

Hello good people of GA! I need your advice

Im considering a Duplex near Decatur GA (Atlanta area) with a partially finished basement as part of of the deal; supposedly could be finished and rented as a 3rd unit. However, the sellers don't have a permit for it, nor water/electrical meters etc.

The house was built in the 50's, Zoning is R-75, and Tax document reads "Improvement Type: 06-DUPLEX 2 FAMILY RESIDENTIAL"

Its built on a slope with the 2 units on the upper part and a separate basement below, with its own entrance and windows on all 3 sides.

The owner has already done the framing (each room has a window) as well as electrical wiring, plumbing, AC and ducting.

I would have to continue finishing myself as well as get permits, water/electrical meters etc..

Does this sound legit?

How possible is it to get a variance (or improvement) and make it legit as a 3rd rentable unit?

I'd really appreciate your insight!

Hello! I hope I chose the correct category for this question.

Im considering to buy a Duplex near Decatur GA (Atlanta area) which happens to have a basement with its own separate entrance.

Is it /feasible to turn this Basement into a 3rd independent unit, legally speaking?

The house is built on a slope, allowing the basement to have windows on all 3 sides (only 1 side fully underground).

The seller's offer includes this Basement as a 3rd rentable unit.

However it is not currently registered as an independent unit and does not yet have water/electrical meters.

(this house was converted from single family to duplex about 12 years ago)

The owner has already done some work: frames for partition walls (each room has a window) as well as electrical wiring, plumbing, AC and ducting. I'd have to complete finishing it AND get water/electrical meters.

Does this deal sound legit? Is it feasible? Can I turn this basement into a 3rd rentable unit?

Hi Wesley,

That's a good idea, walling off the two doors and creating a usable corner!

As for the fridge, a 7 cu ft should be fine, and about 21-22 inches width I'm guessing it should fit between counter and window.

Regarding the load bearing wall between room and kitchen, you can inspect it from the top by removing ceiling tiles (see pic 5 in OP).

You're on the right track, just go ahead and put your thoughts in drawing, including dimension/location of doors/windows and current kitchen counter. This will help visualize the outcome, as well as quantify materials needed and even shop for furniture.

@Wesley W. Hi again,

I must admit I was expecting some complication with the mudroom when I gave you the second option, but still wanted to throw it in for the sake of a different perspective, as you noted.

So how about a combination of both options: go for the bigger bedroom (from D-02), leaving the kitchen as it is, with mudroom serving as entrance and close off the extra entrance door (as in D-01)?

Also, in the first post you mentioned opening up the interior walls. Have you inspected that load bearing wall? How much can you open it up?
