Thanks guys  we've dropped the price and now we will wait and see. 

I actually found it on MLS. It was distressed and needed a lot of work and was to the point people werent able to get typical loan for because of the condition. The house had previously 5 dogs and 5 cats inside plus a leaky chimney and neither was cared for, for quite a while.

Will also say that my service allows me to have the CSS service and that my agent is suppose to do any negotiating with other realtors when I get to the point. She doesn't show it or really market it for me though.

The address is 1624 Rustic Homes Lane Signal Mountain TN 37377. I am offering 3% to the buying agent. After the first week I realized that the agent had put the wrong zip so it wasn't showing in the right area if someone had searched that way.

I am using a flat fee so no realtor. It's on Signal Mountain one of the more desirable areas in town. I have had some showings just not as many a I thought I would have. The price is only 105/sqft. It has all the bells and whistles of a modern home.

My wife and I have completed our first flip about month ago and have it on the market right at 4 weeks. We have had some interest and some showings. I'm looking for any advice to get it sold. It's on Zillow, Trulia, MLS and I have been posting to Craigslist as well.Any comments appreciated. Thanks! Zak
