 Yes i bought it. For 85k, renovated for 28k and refinanced at 116k. My current mortgage is 903$ with taxes  and insurance. and in rent my pm collect 2100$ month. Pm charges me 10% for managing

great content. I did similar thing. bought property for 20k and put in 46k and after 6 month did refi n pulled 90k plus having almost brand new cashflowing property!

Thanks guys for info, currently i live in northwest indiana and here i have over dozen SFH and i do flips but its hard to find multiplexes for sale or if theyre show up they go over asking price , thats why im looking at diffrent markets . Sounds like wisconsin is good shot. Can u recommend reliable Property management company?

Hello im thinking of buying 8-12 plex in burb Milwaukee Wisconsin.

Hows the rent going there? Hows going with vacancy?

I have over 10 rentals in NWI.

Mostly in southern hammond and griffith and now im buying two condos in crown point .

I always make sure ill buy properties for 20% lower price than market . It takes time to find but possible. In that case i know that i have a great margin and always can get to refinance if i have to . 

Also talking to owner of a brick duplex to get for 90 k off market when market avr is 140k . current rent is low cuz tenants stayed there for last 6 years and owner didnt raise rent.
