You could find cash buyers in some REIA clubs, ask realtors for cash purchases in the last months, call for rent signs, and also other business networking events with owners.

Hi David,

I'd like to answer your initial question with my personal experience, despite my age.

I am a wholesaler in Bethlehem, PA, and came across a great short sale property that I had exclusive access to as a wholesaler. I had an interested party with the cash, but he was in Colorado. 

He trusted my partner and I to make sure closing goes well, and also project management for his flip deal. At this moment we are getting everything cleaned out, as wholesalers mind you, to earn a little more than the wholesale fee.

My suggestion is to find that Motivated person who will work for you for a piece of the profit and nothing up front, because I'm not bothered by it. More money is more money.

What makes good comps? 

Lets say that there are two houses with same beds and baths, right next to each other, but one is a ranch and the other is a cape cod or colonial?

Or

5 BR house comps are in the $50's and there are 2 and 3 BR houses up in the $70's. 

What is alright to use, and what are the exceptions?

Give some examples.

Hello everyone,

I am glad to now be a part of this community. I've been through a lot to now call myself an Investor. That story is on my blog.

Anyways, I am now doing this full time, I'm going through rough times financially, and I am having the time of my life to be in this situation because I know I'll make it. It's just a matter of time. 

Partnering up with the right people and acquiring allies. I seem to be going in he right direction for a 22 year old. I'll keep everyone posted, and would like to meet some new, like minded individuals.

Hi everyone,

I have learned how and where to find motivated sellers, and I have found some to be able to do something. I know that I still need to learn more.

I heard you could get lists from the counties and municipalities, asking for Tax Delinquencies, Code Violations, Probate, etc...

Who do I go to, and how do I obtain these official lists???
