@Steve Fitzgerald yes and for those properties I disclose them in my listings. Only external cameras very clearly displayed. Has saved me twice- worth every penny. I do hard disk and the cloud I would not rely on the internet only cams like ring for this purpose.

@Lam N. In general just be yourself, no need to front up or down. Tesla’s in particular are a sore spot for people. In Tahoe locals see them as the “canary in the coal mine” of SF money tech coming in raising prices. In LA every 3rd car is a Tesla no one would blink. I actually think it’s more about how you conduct yourself with the tenants than what you drive.

I'd test for mold, find the issue, see how much it costs. The electrical sounds scary but may be ok.  Some people run out of cash don't know how to find more or what they are doing and finish sloppy. It may be a puzzle you can reverse engineer and get it right. Though if the pluming was also botched that would be a different thing that's probably harder to correct than electrical.  It would really depend on the numbers and if the owner is willing to give back a little or correct it (it can be less offensive if you offer to let them correct it, its not a money grab you just need a safe house)I wouldn't walk from a contract for this is if the numbers worked and house was good otherwise. good luck!

You popped back in my thread and I wanted to add I don't really think Tor is a STR location. People coming to LA want the beach or Silverlake area to tap into Hollywood. Outskirts got a bump during COVID work from home though people are going back to the office so that could dwindle.... Long term rentals ..yes maybe try and find a 4 plex though SFH as long term rentals are tricky in LA the prices are so high

@Alejandro Franco advice is make the offer based on permitted housing only. The extra house is a bonus though if it's illegal would not give it true market value and let them sell it to me as a multi when it's not. I would bid based on SFH and consider it a mother in law bonus space. You may run into issues renting it and depending on where you live even be forced to remove it. Just because your zoned for it doesn't mean that it's in the COA.

Would recommend a secondary site or method to search records by for example non owner-occupier multi's, and more specifics like that?

Congrats!! Great turnaround. I love Charleston and went to COFC. Seems like a very fun place to invest.

@Jayden Hamilton for me a basement is not a decision point, it’s a feature. I’d check if it leaks in inspection. I would get a grading expert, foundation specific inspection ect as an add on to my general. I’d budget another $500 in inspection if needed to make sure there were no issues. There are local people who know the area and builds, and which houses leak. I’d bring an expert on site day of general inspection.

@Alexei Semenov I suggest really taking a hard look at all of your communications(including text). If tenant is clearly in the wrong and you didn’t for example promise something along the way like a lease extension ….I would get more information from his lawyer myself before hiring one.

People use this “have your lawyer reach out” tact as a time/money suck. It may be his cousin who is representing him for free and then you hire a lawyer and pay thousands to do basic research. They charge for all calls and communication with tenant rep as well as you, so you can get to a multi thousand dollar bill before you know it.

If you did however get yourself in a text bind somehow…..get a lawyer. I’ve seen texts come up in court and kindness can be legally interpreted as agreement over texts which will be admitted as record if you go to court.

@Diandra Duncan you can waive your repair credit request though still have a inspection contingency in place in case you find something and need to get out. Some owners just don’t want to get charged repairs after they are in contract. Others don’t want you to find out the house is a money pit. You need the contingency- I would walk if they won’t allow it after offering to waive repair credits. You can also offer to shorten the contingency to a week to sweeten the deal.
