@Account Closed I'm looking for a 3 bed 2 bath SFH or a 2 bed 2 bath SFH with a room I could convert into another bedroom. I'd be looking to live in one room and rent out the others, and eventually move out and rent out the entire house. My preferred timeframe is late November since that is when my lease ends, and I would like to keep the closing date as close to then as possible, but I understand I may need to be flexible about that. As far as location goes, I'm not too picky. I would prefer to live in the actual city though.

I saw you are open to working with new investors, but only if they are pre-approved (which I am not). If you have any recommendations for lenders that I could reach out to, I can work on getting pre-approved and reach back out to you after that.

Hello all!

Apologies if this is not the right place to post this, but I am looking for an investor friendly agent in the Richmond, VA area who would be willing to work with a newbie investor. Does anyone have any recommendations? Or does anyone have any advice on where to find one? I took a look at the agent directory on BP for the area and only saw 3 agents listed, and 2 of them didn't have any information about themselves.

Hey y'all,

I'm looking to purchase my first house hacking deal later in the year when my lease ends. Should I only be looking for properties that would cash flow when I move out and keep the property as a rental property (and ideally be house hacking another house), or is simply "getting in the game" and living for free and building equity more important? Or does it really just depend on what my goals are? I'm worried I will spend too much time analyzing deals trying to find the "perfect" one and potentially delay when I would be moving. If you think the latter is more important, do you think it makes more sense to try to be a home in a great location to hopefully have some more appreciation? 

Additionally, since I know when my move out date is, how far in advance should I start working with an agent and lender? 

Any advice is appreciated! 

@Bradley Dosch Are there any major drawbacks or things to look out for when using DPA programs? If you can avoid using them, should you?
