@Chris Mason I completely understand it seems hasty to start calculating numbers before I have even begun any transactions but that is more out of concern that I might get taken advantage of rather than an overestimation of my abilities as "the hottest thing since sliced bread." 

As for the point that I will have to unlearn the information from the pre-licensing course, I am in complete agreement with you. I was well aware that the information in these courses is not worth a penny and it is just a formality more than anything. I never put much weight on those courses and spent much of my time concentrating on actually effective information (at least I think) that I hope to successfully utilize in the market when I begin making transactions.

@Harjeet Bhatti That seems to be the consensus I am getting from speaking to more experienced professionals IRL. However, I can't seem to shake the feeling that it is an underestimation of my potential to go into a partnership with a 55-45 split. Maybe proposing a compromise split that would be more beneficial to me while still having the guidance of the partner broker is a better idea?

@Ellis San Jose See, that's what my thought process was as well but I was wondering if using the resources of a community such as bigger pockets could be beneficial to me creating my own successful systems and having a lucrative first year on my own. I can see that being a stretch since I am only 21 years old but I have had success in the consulting and financial advising fields on my own with just a little bit of guidance from more experienced professionals.

Hello, 

I am a recent UCLA graduate and I have always been interested in Real Estate investment as a long term plan to create a long-lasting business for my family. I am quick to learn and dive in headfirst into my passions. 

I just finished my prerequisite classes for the salesperson exam and have submitted my application. I wanted to make the first post here today to hopefully receive any advice for a new real estate agent. 

A brokerage in town reached out to me and would like to hire me once I have my license. They have given me two options and I would like the help/advice/input of bigger pockets members to decide which option I should take:

1. Work underneath a partner broker in the company who will completely guide me through my first few months as a real estate agent (marketing, prospecting, showing, sales, customer relationships, etc.) But the caveat to this option is that I would receive somewhere in the neighborhood of a 60-40 or even 55-45 split on commission. 

2. The other option is to work underneath the managing broker directly with much less guidance and left to my own devices to figure out what I should do to be a successful real estate agent but with the upside of a 90-10 commission split. 

Any advice/input would be greatly appreciated. I look forward to being active on bigger pockets and hopefully meeting like-minded individuals to learn from.
