1-1.5 mil commercial property. 25-30% down. 800+ credit score. Have around 1 million in equity (primary residence and rental)

I was entertaining the idea of doing a hybrid loan potentially doing interest only for 5 years or so. In-order to raise cash quicker for the next deal. Has anyone ever done this?

I called around and it seems very few lenders would be willing to do an interest only loan. What is the specific criterion that would make a loan agent go with an interest only? Assuming there is already an investment grade tenant in the building are they looking for a specific CAP rates? Or does it have to do with the net worth on who they are lending to? Repeat customer with a specific loan agent? Any information would be helpful. Thank you

One more question have you guys ever seen a Fresenius or Davita go dark? do their competitor usually take over?

Thanks Joel and Alex. So what is considered a good commercial loan rate in this market, if assuming ideal terms.. 20+ years left on the lease and a 65% LTV in this market. Would the Interest rate be 4.05% territory or high 3's?

When does an investment grade tenant typically renew their original lease term? 

Lets assume there is a medical property like a dialysis center Davita/Fresenius with 1 year left on the lease and 1 - 5 year option to renew. 

When would the landlord be informed if the tenant will renew or not. Would it be on the last 5th or 6th year. If property with similar lease terms are on market. Is it possible that the current owner knows that the tenant is not planning to renew their lease?
