I found a a deal here the seller has nothing owing on the property and I want to do a private deal but she doesn’t want to stay on the title wants to get out of it completely so an AFS wouldn’t work and I dont want to include a bank or agent. How do I go about this? Its a really nice property with in a law suite only one on the block and has lots of room for improvement to bring to same level as the other properties in the area!

Maybe a vendor buy back option but I would have to sweet talk the seller considering she does have leverage with the property being free and clear would I have to pay higher than the asking price? Any advice on how to go about this!

Hey Devang! Im trying to go about this deal here in Lethbridge iv found a proper I want to purchase for sale by owner she hasn’t listed it yet but is willing to hear me out on a private deal without her being on title. How would I go about that with or without a AFS? But if she wants to be off the title is there a way we can do a vendor take back with seller off the title?

Right I should talk to a lawyer I am actually in Lethbridge right now its where I want to start my investing. So maybe if anyone knows someone I can talk to that would be nice but if anything I can call up a lender and see who they would recommend.

It is a foreclosure and I am not sure the seller doesn’t even know the numbers him self. I am trying to get a hold of him to talk but every time I see him he’s always drinking so he can’t talk straight or he will say we will figure it out. Times ticking and he has only said he has many payments to catch up on.

I have been talking with someone that is about to get a foreclosure on his property he has owned it for about 8 years and has some equity, I am a newbie investor who wants to get the house and put some money into it and get it rented out. How would I proceed with this opportunity here should I maybe go talk with a real estate lawyer? I want to proceed with seller financing put some money down and want him to get out of foreclosure and make him happy by getting him something out of the deal as well. Any advice on how to proceed?

I need some advice on what I should do from here on out. So my dad has income every month but not a bad credit score he filed for bankruptcy a couple years ago and he’s doing a consolidation loan to help him with that. Then there’s my mom who has excellent credit score but no income since shes at home taking care of my brother and sister where they rent low from income housing. Then theres me where I go to school and do cash deals by flipping cars here and there and have saved enough for a down payment. What do I do from here? I don’t think a conventional loan would go through for us I mean my moms credit score wouldn’t just cancel my dads score out there has to be some other way.

Any advice please?

Hmm what do you think about the fix and flip strategy in Saskatoon? Seems like there is tons of potential, and even more if you go through a sale by owner.

Im currently in Saskatoon for business and have been airbnbing for a while now but I think I want to get my hands a property (condo or townhome) short term and then rent out.

Or even duplexes to add some sweat equity in and then refinance down the road. What do you think about that?
