Wow,

I did not expect this kind of response! Thank you all for the wonderful welcome and awesome information. This has certainly given me a taste for the community and I feel more empowered to interact and ask questions. So with that in mind:

@Ali Boone Your advice definitely hits home. My brother and I are still trying to figure out whether he should try his hand at Property Management or if we should hire out. Either way, that is going to be factored into the costs of running the rental. When you mention about market fundamentals, what do you mean specifically?

I can understand using something like http://www.listsource.com/ to get an approximate size of your target pool for purchasing. I am still unclear about how to retrieve and interpret things like job/population growth or general population statistics. I can see how they can be useful at a macro level, but it is hard for me to see actionable evidence.

Sorry to call you out directly if this isn't your specialty, but it is something I have been wondering about.

Thanks for the welcome! I actually met you over a month ago at one of your meetups at the ferry building. It is great to meet you on BP too! If I recall correctly, you had some pretty creative deals in the East Bay and would love to pick your brain over lunch.

As for the article, I will have to check it out after I figure out how to find it. It seems that Jay has hidden his profile, so I will have to search for the article by hand. Either way, that definitely seems to be an interesting route to go once I have a few deals under my belt. I don't want to get too out of my league at the beginning.

Hey BP!

My name is Zac Propersi and I am just getting started in REI. For the past month I have been listening to the podcast and devouring articles on the site in order to learn more about the business. It seems like making a post on the forum is the next logical step.

I live in Alameda, CA which is in the San Francisco Bay Area. I am primarily interested in a buy-and-hold strategy which for the most part isn't the best strategy for my area. I have been talking with my brother about partnering on a deal in his neck of the woods St. Paul, MN. At this point we are in the information gathering phase while saving up money for a down payment.

I am extremely fascinated by all aspects of the industry and I am especially keen on the subjects that relate to the above strategy of remote buy-and-hold. I appreciate any wise words or tips for a beginner. Also, if you are in my area I would love take you out to coffee or lunch to learn how to be successful locally.
