Thanks @Asrar Rashid! I'll check out The Property Podcast.  I agree there is potential everywhere.  We actually just acquired another rental in the Kansas City and will probably continue to invest in the US while we are located in the UK.  My main reason to look for a real estate meetup in my area is to spend time around like minded people and keep myself motivated.  Who knows maybe an opportunity to work with some investors in the UK will come out of it.

Sounds like partnering with someone who can provide the capital might be a good option.  I'm in the opposite situation right now in that I have some available capital but because of a heavy work travel schedule I have almost zero time to find a deal or manage any type of rehab project.

Hey @Alex Johnson I am in a similar boat.  40k to invest and looking for cash flow.  I am starting to analyze KC for potential cash flow.  The key for me is I have contacts in Kansas City that can help me understand the different neighborhoods.

@Tyler Work we are also looking at potential short term rentals either in Denver area or KC.  Do you know if the Westminster, Arvada, etc. have the same restrictions on Airbnb that Denver has?  (Must be primary residence etc?)

I've got a couple rentals as well. One of which is up in Westminster near you. Sounds like we have similar stories. I got into the market in 2009 when I bought my first house with an FHA loan and then converted it to a rental when I bought a new primary residence in Denver which I later turned into another rental.

I'm currently in the beginning stages of looking for my 3rd property as well.  Have you already identified your 3rd property?

Welcome to BP!  I am in the Denver area too.  I have a couple rentals and am looking to get a 3rd.  I'm wrestling with the same Denver market issues. It is hot right now and finding a rental in a decent area with any type of return I think is going to require some creativity.

Maybe some others can shed some light on what areas around Denver are producing good returns for rental properties?  What neighborhoods meet the 1% rule?

Thanks @Marc Cunningham and @Steve Nowak. Good advice and that's essentially the path I took. I asked the neighbor to work it out with the tenant and let the HOA know they are both complaining about each others dogs.

@Steve Nowak yes the tenant is saying the neighbors dog barks all the time.

@Steven D. thanks and yeah that is my goal.  I'm not trying to create a horrible situation with the neighbors.  I mean the situation is somewhat laughable considering they came to me instead of addressing it with their neighbor first.  It's like dealing with children.
