Unfortunately this is extremely common, I would not be scared off but I would get a pro in there to evaluate. A qualified GC or Structural Engineer

We have rehabbed alot of our own properties and even more of our clients in columbus. I would say we have main drain isuse in about 15-20% of our inner city projects. It all depends on your risk tolerance and what helps you sleep at night. All the tests and variables listed above are good ways to direct your decision. If you can financialy shoulder a main failure then roll the dice if all signs look positive, If it would break you then pay the 200.

Hi Jarod, your doing all the right things getting started. And yes at some point you just jump in and really start learning. Getting started I wouldn't avoid single family homes, there are more of them, they cost less comparatively, and as Greg stated they are just less complex. The most successful investors in my circle here in columbus have their portfolio built of primarily SFH. inlist quality brokers, agents, and wholesalers to fill your funnel and then team up with a great honest general contractor to help you understand the back end of the projects. The rest you will learn along the way.

HI Delaney, a lot of people will say to be carful in the Hilltop and South Linden areas of Columbus because of crime and other negative variables. On the other hand these are also where you might find your deepest buys so it really just depends on your personal strategy and buy box, many investors are having success in these areas. Your desired unit count might narrow your search enough to evaluate everything coming your way. Hey Nathan, sounds like we have some similar interests. We operate a general contracting group mainly focused on large scale investment projects and a Design | Build company that is passionate about everything building science. let me know if you would like to connect over a call or meeting. 

I would just hire a quality general contractor, for example we have weekly updates via company cam photo and video documentation. As well as an owners portal in Buildertrend to capture all finances and scheduling updates. Hiring an extra person does not seem like the right step. Do you have an existing relationship with an agent or PM who is already on your team. Again this is not the ultimate solution to the problem but at least they would have a vested interest.

@Jarod Forsha, we operate a General Contracting and Design Build groups here in Columbus. We started Real Estate Investing in 2010 with flips/rehabs for ourselves and quickly branched out to other clients many out of state. We have found that we deliver the most value with the large scale projects were a GC/HIC is needed and everything is permitted. There is a lot of knowledge in these forums keep asking questions.
