@Seth Holland that's great!  Is this your first one?  

I agree, that's why we would probably pursue renting it out.  I've read renting out can be a good exit strategy if your plan was to live in flip it.  Also reading some of Mindy Jensens blogs around live-in flipping is inspiring.  It just seems like you have to have some home run deals to make it more worth while.

I think my ultimate goal is to do some live-in flips while trying to acquire a rental property or two during the two years of flipping. Just have to do more research on if that is a good option.

@Aaron K. thanks for the heads up.  I have some of the skills available and will be learning more of those skills to help "perfect" the renovations.  However, I will say this first time around has worked out really well as far as quality work goes.  Also, holding multiple loans was one of my concerns, but that's part of the risk with any rentals right?

Hey Everyone! My name is Zack McCoy and I recently joined the BiggerPockets site! I'm in Memphis TN and I'm looking to get into real estate investing. My wife and I bought our house in the fourth quarter of 2015 and have been fixing in up (from our own interest, not in REI terms).

Now we've begun to consider the idea of real estate investing via the method of live-in flipping or a live-in flip - BRRR hybrid method. Our plan is to finish a few more updates for this current house and start our REI journey first quarter of 2019. Depending on the appraisal of our current house, we may rent it out or try to sale it to fund an investment. Thoughts?

The plan now is to be a sponge and soak up as much knowledge as possible to make us more prepared when that time comes!  I'd be interested in hearing your thoughts on live-in flipping versus renting out a house you have live-in flipped and what has worked (or not worked) for you.
