@Brian McCombs and @Mitch Messer I thought of the same strategy in Indiana. Found the county preforeclosure list, wrote up some letters, and dropped them off in the mailbox. The issue I ran into is that most of the homes were already vacant. Kind of thinking to switch to phone calls. What worked best for you, Mitch?

Correct, the foreclosure auction. Would you have any suggestions on how to Subject to - I mean I heard about it and would like to know of some references before I start to sell the idea. Would a real estate attorney be a good start? or a book?

Hello and thank you for taking the time to read this. 

I want to buy a home and rent it out but the current market is too rich for my savings. With 20% down and another 10k for repairs and updates, I would need about 10k more than I already have, which will set me back a few years. 

This forced me to consider alternatives to MLS listed homes for sale and led me to my county auctions. Again, I don't have the money to outright purchase the homes, but I was thinking about contacting the owners on the list to work out some sort of FSBO deal.

If anyone has any experience with this strategy I would love to hear about it.

Hello and TIA for any advice/help. 

For the last 6 months or so, I have been studying real estate investing and have been shopping around for a SFH to rent out. I believe this will be a good way to cash flow some money to reinvest in another property. The only issue is, finding a good deal! It seems all the homes I look at are overpriced and wholesalers want cash. I have some money saved up but not 60k.

I am thinking about finding motivated sellers and buying directly from them. Have any of you found success in acquiring a house this way? And if so what is the best way of generating a list? Preforeclosure list? Or should I use the MLS and low ball offers until one sticks?
