Hello Everyone! I'm looking for some advise. Currently I live in California, likely moving shortly. I tried to be an appraiser, but you need another appraiser to mentor you for 1,500 hours to get your own license that is worth anything in California and the only one I've been able to find is not helpful. With that being said, I am probably going to be uprooting myself to a less expensive state shortly. My goal is standard buy-and-hold small multifamily properties and purchase using FHA loans. This will be expedited with my fiance doing the same thing alongside me. Considering this strategy, does anybody have ideas on best occupations and locations on where to do this? Obviously I am willing to relocate and I can pretty much take on whatever job I have to. However, I do have a preference to Real Estate related jobs. My only no go jobs would be things like RE Agent/Realtor, because of the social/charisma requirements. Any advise is greatly appreciated. Thank you!

I never ended up going through with the purchase. I found rust on it and the cost to repair would’ve been prohibitive. Still sad about that :( Thanks for asking though

Hi everyone, looking into buying a property (as a personal residence), I received this counteroffer around an hour ago. They have requested multiple changes to the original offer that worry me.

1) Termite clearance to be removed

2) Remove contingencies: Inspection-Day 5, Appraisal-Day 12, Loan-Day 12

I’m wondering if either of these are red flags to anybody with experience on the matter.

I’m mainly concerned with the loan contingency removal with the appraisal contingency removal as well. If I put down earnest money, does the removal of the loan contingency mean they can keep my earnest deposit if the loan doesn’t get accepted or if the appraisal falls short? This is in Southern California (expensive as all heck market) and would be a set back that would put me back YEARS. The wording on the document says “NO LOAN CONTINGENCY: Obtaining any loan specified above is NOT a contingency of this Agreement. If Buyer does not obtain the loan and as a result does not purchase the Property, Seller may be entitled to Buyer’s deposit or other legal remedies.”

Does anybody know for sure? The counteroffer expires tomorrow at 5PM PST… Any knowledgeable advice would be very welcome. Thanks to anybody who responds.

Thank you for responding! It’s a m944a1 from 1986. It’s just a big truck basically. Once I got it on site tho I would plan on making it stationary though.

Thanks for replying! My main concern is that I don’t know where I would store it in the meantime. It is a HUGE military m944a1 and it’s being sold alongside another trailer AND a box shelter. It’s not going to be easy to store at all and I would have to finish refurbishing it. I’m just struggling to let go of it because it’s such a good deal.

Hi everyone! I’m Zack Martinez and this is my first time posting on BP. So to my question. I’ve found a deal (15k) on a mostly refurbished old military truck that is being made livable. It runs and functions and am going to see it on Tuesday. My thought it was that if I picked it up at a good enough price that I could turn it into an AIRBNB and it would have a WOW factor, because it’s a military truck. In the area that I would AIRBNB it I would easily get 200+ a night for it and I believe more. Does anyone have any advice or ideas? Thank you!!
