I am looking at different properties right now but I'm still not sure how to screen tenants.

I have never done this before and nether has he, we sat down and talked it over and that's what we came up with, I even asked if 4% was enough and he said yes. We will have an agreement written up and make sure all that is taken care of before moving forward.

He is a friend of mine from college that is in a since financially free and is wanting to help me get started. Lets say for example that I do all the leg work and find the house, and that house will cost 150,000 but I need 20,000 for me to own it, he covers that cost and the house is in my name. So in the period of 5 years I pay the 20,000 plus interest back and half the cash flow for the whole time I keep the property till I sell it and we still split the profit 50/50

The deal I was thinking of doing is he takes care of the cost of buying the house ( down payment, fixing, and so on) and I pay him back in five years with 4% interest and split the cash flow 50/50... I don't know if that's good or bad.

thank you Alvine Holmes, I have used the calculator for rental properties before to see how it works. I'm going to check out some multifamily homes here in the next few weeks I'll run the numbers and see how all compare.

When looking for a duplex to house hack, should the rent on the one side cover the over all mortgage or would I be looking at paying for some of it too?
