@Perron Riley She told me at first that we would close on the March 18th end the month to month tenants lease and then the could move in 30 days later

@Joe Norman I’ll definitely be asking her how to go about this i inspections are tomorrow and after that we can ask for credit for repairs and ask for them to empty the unit that’s on a month to month

I got to see half of the duplex the dirtier half that is the other side wasn’t available yet 

I also ordered inspections we are getting termite and sewer lateral additional to the home inspection 

I got to meet my future tenants elderly lady on disability and her daughter on some type of government assistance they have been living their for 6 years and want to stay really bad they are paying 610 a month which is under market they only bring in 2000 a month between the two of them market rent is somewhere between 725 and 795 for a updated version of their unit it needs painting and a cleanup their lease expires in may should I raise rent to about 650 and just keep them forever like my realtor said or try something else

@Sam Horton I’m not using an attorney I’m not sure how willing they will be to move out they are month to month we haven’t started the inspections yet either

Could I ask the seller to get the tenant removed

I’m not sure if they would go for that

I am a fan of cash for keys though so that’s always an option

I just got my first duplex under contract in St Louis I’m 19 and I work 70 hrs a week the duplex is fully occupied, one tenant on a month to month the other on a year lease I have to kick someone out to live there for my fha financing

I need some tools and tips on how to kick someone out and collect rent from current tenant
