I happen to be house hacking right now actually, I own a 3 bedroom and 2 bath condo in Rancho Bernardo and rent out 2 of the rooms. It has been a great and noticed the appreciation. One reason I was looking out of state was because the I wanted more cash flow for the goal of replacing one of my jobs. The west coast has a lot of good appreciation markets, but I think it will cash flow eventually as well as long there is room for growth in rent prices. I would love to hear you elaborate further. I am looking to start real estate investing in 2021 and possibly 2020, I am looking at investing out of state in Indianapolis. I currently reside in San Diego. I am looking for any recommendations on real estate agents and property management. I know having a good team will be very important! I also would like to talk to someone regarding their story with out of state investing or real estate investing overall if someone is willing to give me some of their time. If you live in San Diego I would be open to meeting in person if you are.  Any recommendations of neighborhoods in Indianapolis and what has worked for you in the market? I am currently looking at single family homes as a starting point.
