Thank you for the info! I will definitely look into going the SFR route more, may be a good way to set my foundation.

I do not assume it would cash flow while it was my primary renting rooms out, but after 12 months when I could use it as a rental, it surely would.

Have a few questions about the Master Lease Option.  I'm 21 and looking to get my first multifamily deal to house hack within the next 3-6 months. Preferably I would like to get four doors, however, being in the military as a lower rank I don't qualify for the loan amount that I would like to get. I have considered getting someone to co-sign, private/hard money *not sure that is the best way to go for a buy-and-hold investment*. 

I just recently heard of Master Lease Option, I understand I would be the "Master Tenant" having control over the units while collecting the cash flow, which may be a way to get my foot into the door of a larger multifamily property with the option to purchase at a later date. However, I would not be the owner and be able to use tax benefits. If anyone used this method or is familiar with it I would be very grateful for some feedback and advice.

I am currently 20 years old and have been doing a lot of research in regard to Whole Life insurance with the main idea of using it as a savings vehicle and having access to the cash value I can use as a future down payment or whatever I see fit. The 4-5% interest, tax benefits, and having access to that money make it seem like a great investment as I pursue real estate and build wealth. Do you use whole life insurance? Why or why not? Any feedback is greatly appreciated! Thanks!

I am a new investor in the military and ready to get my first investment property in my portfolio. I have been networking, researching, and talking with a few experienced investors. I have been getting mixed opinions on whether I should wait out the high prices/interest rates vs finding a good deal and investing now. I understand it is not about timing the market but time in the market. I would like some advice on how to approach getting my first property in the current market.  Thank you in advance!
