Thank you all for you valuable feedback and recommendation. I will follow up first to see what is exactly going on, and proceed accordingly. 

I am hoping I do not have to go through the evection process (done it before all the way to sheriff kicking the door in) and its quite daunting process, but the upside I guess would be I been through it all.

I have a unique scenario, the tenant that is renting from me moved his GF and her son into the condo. Apparently personal issues took place and now the GF kicked the tenant out. She is staying in the condo with her son, and none of their name is on the lease.

The Tenant called me asking for help (the GF aggressive and called the police on him few times) on how to handle this issue, any thoughts or recommendations ? Since my contact / lease is with the son, can I call the police and complain and have the GF and her son out of the condo ?

Hello BP,

I have a non compliance tenant that has not paid since March, the lease is going to expire end of April. I have filed evection but courts are on haul for evections. Offered cash for keys with no luck also (people at BP helped me with that). So my only option is to sell the condo (1 Bed /1 Bath) for someone who is willing to deal with issue as I ran out of options that I can think of. 

Any recommendations or feedback would be greatly appreciated.

My wife and I are one the process of buying a property in AZ. During our home inspection,  a visible evidence of  wood-destroying insects was observed, subterranean termite tube. Evidence of previous treatment does exist, however, the report states its impossible for the inspecting company ascertain such treatment was performed. 

And a day before the home inspection, the seller did disclose the termites in the foundation.

I did a little research, and it is something that can be addressed. However, our concern is when the time comes when we want to sell the property , say 10 years from now it might limit our buyers.

Any feedback would be greatly appreciated, my wife is not comfortable to proceed so I told her BP to the rescue as always.
