I was kidding... (I probably should have inserted more than the "wink")  You and I discussed this at length about four months back on a call (I remember as I was sitting on a balcony in St. Thomas USVI) but you may have forgotten about my and my local colleagues target areas (in my profile) where we have accumulated about 150 sfr's.

@Adam Adams I agree with @Rohan J..  Everyone should just stick to Cuyahoga Falls and Mogadore when looking to invest in Akron!  ;)

Firestone Park is an OK section of Akron.  Not as desirable as Ellet or Goodyear Heights but better than than the rest of the more inner city areas. 

I would put it at C+ and a rent on that property around $750

I know for sure since they they straight out told me that....

I was bidding on two properties and property "A" (my first choice) went above what I wanted to pay so ended up buying property "B".  About an hour after both auctions ended they called me to see if I was still interested in buying "A" at my last bid and after my thorough questioning is when the guy let it out.  Unfortunately they wouldn't let me back out of "B" and I didn't have the cash at that time to buy both.

Well one thing I know and another I'm assuming.

What I know:  They bid you (and others if multiple people bidding) up on behalf of the seller.

What I assume: Both properties I purchased through there have turned out to be duds / underperforming in my portfolio...  Thus I am assuming there are reasons properties end up on there versus just regular mls

I mean it's funds you can't live off of until retirement but I am much happier controlling and earning much greater returns than I was in a stranded 401k plan.

You definitely want to go the full LLC route so you can have checkbook control at your local bank rather than having to go through the self directed IRA company to make all the purchases.
