Good for you already looking into wanting to owner occupy. Do as much research as you can on putting your processes in place. How are you going to collect rent? How are you going to keep track of expenses? What is your plan to attract and screen tenants? Having an idea of these processes before you purchase your property will only help. If you went to school in the Milwaukee area, it may be beneficial for you to look at purchasing close to your college as you are familiar with the area. UW Milwaukee has plenty of 2-4 unit properties, although can be expensive for your first property. I went to school in Milwaukee and have lived here for years since - great place to start investing. Hey Kevin- Starting out, Milwaukee is a great option since there are a large amount of 2-4 unit properties throughout the city, especially in your price range. Granted the returns have become much more competitive over the past couple years, there are still many great opportunities, especially if you are looking to owner occupy. The biggest downsides to investing in Milwaukee are the very high property taxes, and a lot of aged properties. If you become more serious about looking at Milwaukee, feel free to shoot me a PM

Hi all- wanted to make a quick post about a tool that has been very beneficial to me for running numbers on properties on the spot. It's a free app called "CDS Rental Calculator". Quick and easy way to input all relevant information to project returns, also has an amortization schedule breaking down not only your cashflow, but principal pay down as well. Do any of you have a go to way to run numbers while on the move? Hoping this forum can help!

Hi Evelyn- As long as you have proof of funds for the down payment, good credit, minimal debt, and been in your current job for a few months you should be good to go. Have you spoken with any lenders yet?

I used to use RentRedi although payment processing takes too long. Switched to Zibo a few months ago and never looked back. Also helps classify income & expenses + no fee for landlord or tenant.
