nothing in Houston. I'd love to get into a larger market but I move quite a bit and am not familiar with the real estate market here

I believe if Caterpillar continues shutting down facilities and laying off workers it will affect the higher end of the market but I don't think the mid to low end of the market will take a huge hit. For years I found all of my tenants on Craigslist with no issues. I did just struggle to get someone in a house but I may have had the rent too high. Someone signed a lease and is moving in today and wants to pay 6 months in advance. We will see how that works out :) Listing on Zillow is free and also a good option.

Tenants have been ok. I've never had to evict anyone but there have been a couple of folks over the years that I didn't do a background/credit check on and they proved unreliable.

One behind Peoria Stadium and 6 in West Peoria. I was a realtor at Jim Maloof for 4 years and sold to first time home buyers. I showed and looked at tons of property in WP and know the area well. Where are your properties?

Hi everyone I'm just joining the group. I live in Houston, TX but I have 7 rental properties in Peoria, IL. Some of my biggest challenges are financing, finding good tenants and managing the properties from 1,000 miles away. I've been doing this for 10 years now but I know I can get better. I look forward to talking with investors similar to myself.

It has given me an opportunity to stay involved in something I love even though I have a day job with a goal of retiring early

I live in TX but I have 7 properties in IL. My sister collects rent and shows houses I am trying to rent but I do most of the legwork in TX (Running applications, working with contractors, tenant relationships,etc). Anyone else set up like this? What are your biggest challenges?
