Great to get an early start! I got my real estate license at 19 so it's definitely a good move. House hacking is a great place to start you portfolio, just be buckled up for the long haul. I've found success in passive investing as a means to learn the industry since my money is put to work but more experienced sponsors are doing the heavy lifting and I can learn from everything they're doing. So start building the portfolio, let it grow and snowball while also having passive investments snowball. Wishing you the best of luck!

23 year old here too! I work with a large group and we help people start investing passively as an LP, I've found it's a great way to get started because you can watch and learn with much of the risk removed since the experienced sponsors are doing the heavy lifting. We have a couple great offerings right now ranging from 24-30% returns and one with a 6month liquidity provision if you don't want to leave your money in for too long. I'm seeing Jacksonville FL on the rise right now. Also, if you're interested in any passive investing we have a multifam portfolio in JAX right now with a 29%IRR and 36mo hold as well as some other solid deals.

I work with a large capital fund that has some pretty impressive deals, happy to meet investors and see how we can work together.
