So, to be productive every real estate meeting should be to cover only one subject because e.g. how to flip houses, how to find properties, the benefits of investing in multi-unit properties. etc. Then the meeting needs to have strict rules and a good structure where a list of questions are discussed one at a time and the conversations stay on-track.

To get people to continue to come to your meetings the meeting have to be productive. Period!

 If you would like to come out to the next meet up and talk about a topic you are more than welcome to.

I created a group for like minded people in the Houston area to meet up once a month to network and enjoy a brew.

The first event will be July 31st from 12pm - 2pm at No Label Brewery. If you plan on coming send me a message with your shirt size. For the first 30 people I'm going to make a BRRRR's and Brews shirt! This is strictly an event to network, socialize and enjoy a drink.

Post: BRRRR Fourplex - No Comps

I have a fourplex (1 single unit and a triplex) under contract that I plan to fix up and refinance. My biggest concern is that there are no similar comps in the area over the last two years and a large portion of my investment money will get tied up in one project. I'm curious to hear if you'd proceed with the deal based on the numbers below or bail.

Purchase Price: $220k

Down Payment: 25%

Loan Details: 4.125% fixed for 30 years

Taxes: $4,846 Yearly

Estimated Rehab: $60k - $70k

Monthly Expenses (Gas/Water/Lawn): ~ $250

Estimated Rent (post rehab): $3,200 -$3,500
