@Victor Nguyen Yes, depending on the market, traveling nurses and a str could work very well, and cash flow much better than a regular rental. 

Also, just nurses/hospital workers in general who need to rent a place since they tend to have a solid income and great job security (which is the best pro in my opinion).

I would talk to a good amount of each lenders and agents, until you feel very comfortable with each on of them. It all comes down to if you can trust the lender and agent. It's good that you have an agent that house hacked before, that'll definitely help.

Congrats on deciding to house hack! It is an incredible way to start building wealth. Couple tips for hacking: look near colleges and hospitals for solid rental markets.

Hi Matthew,

You can use sites like rentometer.com to find out average rents for your area. What market are you investing in? Also, if there's a nearby college town you can look on facebook marketplace/craigslist for by the room rentals and see how much they're going for.

Typically, you can cash flow much better by renting by the room. For example, in my area renting a whole 3 bed 2 bath would go for 1200-1500. You could rent by the room at 650/650/700 and get 2100 total ;) - and in a house hacking situation, you'd live in one unit for free or even have a small positive cash flow.

@Dulari Patel Sure thing! Gotcha, ok that makes sense!

The Florida market is going crazy right now. In general, the Tampa area the cash flow is pretty solid, definitely up there, although not quite at the midwest level. Very affordable compared to the rest of the country, with an incredible quality of life.

Congrats on making the decision to get into real estate investing! What market are you in?

Of course it all depends on rental rates in your area, but when house hacking a SFH and renting by the room, with a 3 bed house you can usually live for free, 4 beds you can live for free and make a profit :)
