Local Lenders are pretty plentiful in the area to be honest. I'm starting out and have one investor in particular that has paid cash and had excellent outcomes thus far. For all sides, even the buyers.

 Looking for general contractors in the Minneapolis area. Light framing, drywall, flooring, bathrooms and kitchens. People that show up and do what was quoted seems hard to find sometimes. Or pricing is higher than the project can handle. Any advice on where to find a good GC or the name of one that does fix and flip work. Thanks in advance!

I agree completely. And I guess if they want to sell but don't need to, those renters are covering the mortgage for sure. So days on market might not be the concern. I'm potentially entering another deal with my investor that would tie up some funds for The short term, but there are routes to take on making this happen. Thanks for the insight. I'll post back if anything does come of this one!

Hi everyone. Licensed agent wanting to do my own thing in real estate and help others. There is a duplex listed at $600k with tenants that want to stay and pay $1700/1800 for a total of $3500. The seller bought the duplex in 2002 for $335k. They have not done any repairs. I am willing to go in and offer $400k, 20% down. IRR would be about 11.5% if I can get it at my price. Key is that it's been on the market for 155days. No comps that justify list price. Any thoughts or advice? Thanks in advance.
