I have 14 properties now and I’m interested in getting a property manager as it is a lot to manage on top of full time job? What is your experience with property management and is it worth it?

Just wondering what anyone recommends for software to accept payments online, and is capable of allowing tenant to submit work orders online?

Just wondering what everyone else is using and if they are happy with it?

@Jake Stuttgen those were my initial thoughts as well, but when I spoke with bank she said I could only do 5 units with the $700,000

Hello all

I was wanting to get some more experienced investors advice on this.

I am 27 years old and currently have 11 houses. I have used seller financing, creative financing etc for all of them so far. I’m wanting to really scale out as I want this to be a full time job for me. I spoke with a bank who’s willing to give me a line for $700,000 but I can only buy 5 units with it.

Does anybody have any advice for me on how to scale out and really start gaining more units.

I feel like I could do a lot with 700,000 if it could be used on more than 5 units where I’m at

Or does anyone have any other methods of gaining more units with little money down

Please advise

Hello all!

I just purchased a new property that has a 1200 square foot house with a 3 car garage building behind it. I’m wanting to turn the garage into 3 efficiency apartments. Does anyone have any experience in doing so? Where do I start?

I have money to put down I just am having some trouble getting the approval due to the amount of loans I already have on these other properties in my name. My credit is excellent and my payment history is 100% never missed a payment in my life. They just can't seem to get it due to debt to income ratio. Their issue is my self employment. I have a regular w2 job but I also have this rental business plus I am self employed on the side. My self employment income they cannot use because it hasn't been two years yet just 1. Also they cannot use the rental income it hasn't been 2 years either. Just a confusing situation for me trying to get more but can't seem to get the deal done Sorry to throw so much on you guys I just knew this would be the right place to go with my questions
Hello everyone I am a 25 year old investor in Indiana. I currently have 5 single family homes right now. As a young investor I am very driven to get more properties. My question is how hard is it to get approved for a loan to get another property. For example I am interested in a small storage complex in my area. I would like to get financed for it but am having trouble due to having these other things in my name right now. Any suggestions. Thank you for all your help bigger pockets!!!

I used to be a huge Dave Ramsey fan and I still enjoy his stuff. Lately I have been listening to a lot of Grant Cardone and he has really opened my eyes to using leverage in my business. Personally I like Dave Ramsey for a lot of my personal life stuff and Grant Cardone for business. Both have good teaches its al about what works for the individual.
