I've been working with my realtor to find a property in the Denver Colorado area. The next hurdle I have before I'm ready to buy is to figure out a system for determining after repair value. My realtor has access to a program called realtor property resource that has tools that can help determine after repair value for things like adding a bedroom and bathroom Etc. I am wondering if there is anyone I'm Bigger Pockets that uses this tool in their screening process.  And if you have any tips or tricks. Thank you

I have seen these too.  some people like the privacy, but if you are selling I think the average buyer would be less likely to be interested because of lack of visibuility.  I would have no idea if it would add dollars to the bottom line by cleaning it up but it may speed the sale/ rental.

I am considering putting in an offer on this 4 plex.  I want to see what everyone thinks about if this would be a good deal to get me started.  do my numbers look realistic. 

I got the rent off the MLS and checked it with rentometer and 1300 is below average.

I am guessing 10k or less for repairs.  I would personally live there without any cosmetic repairs.

I am accounting for abut one month rent each for vacancy, maintenance, and capex.

10% for management for future management needs

I plan to use fha and live there for the required period so these numbers are for after I move out and rent all units.

I am wanting to start buy and hold and would love to be ready to buy another in a year or so.

I am intrigued by the mobile home park modle and I am starting to research more about them and I started looking for a park in the Colorado front range to see if there are any deals. 

question:

I get the idea of evicting a bad tenant when you own an apartment but how do you remove a mobile home owner who is causing problems or not paying the lot rent?

Curb appeal is huge in any attempt to sell real estate.  It is the first impression the buyer gets.

Don't forget, putting a big 60 inch curved 4k screen TV in your $900/month rental will make people want your 2/1 a lot more than that other guy who is also charging $900/month, but doesn't have one.

@Justen Ashcraft have you ever had the opportunity to use your landscape skills and resources to partner with another investor?
I have another follow-up question. do investors generally find landscape design a difficult task that they would hire out to professional or is it something that most of you handle yourself with good success?
Thanks @Bob Razler I have been under the same impression. But my question comes because I've listened to many of the BP podcast and haven't heard more than one or two words about Landscape Maintenance let alone putting in a fantastic design to bring curb appeal. I've also read about 20 business or real estate related books and none of them have been more than mention the role of landscape. it does surprise me that a flipper would go through the trouble and expense of staging the house but not putting in a professional landscape design on the outside

I have been in the landscape maintenance, design and install industry for about 15 years in Denver Colorado and I know that to many people the landscape is extremely important to their quality of life and the value of their property. I would like to hear comments from the community regarding how the appearance of the landscape affects the value of their properties or rentability of their units.

Is Landscaping knowledge and experience valuable to anyone for a flip or buy and hold real estate acquisition?
