I'm looking purchase my first multi-family property and I am going to borrow the money from an investor because I do not currently have the funds. Can anyone give me an idea of how I should structure the deal so my investor is happy and I can hopefully repeat the model until I build up enough of my own capital? I'm looking for some creative ways to start buying properties but I'm short on funds currently.

Hi Everyone,

I'm a new member looking to start investing in real estate locally here in St. Louis City and maybe St. Louis County eventually. I would love any input and feedback anyone can offer to a newbie like me. At this point I'm still trying to figure out whether I'd like to get into purchasing rental properties or flipping houses. I also like the idea of purchasing vacant lots in good neighborhoods and developing modular/prefabricated homes on them.
