@J Scott Thanks for the reply! By high end i mean granite and marble, I'm thinking $1M+ homes with 4+ beds and 2+ baths with a lot of amenities

@Chris Seveney Thanks for the response. So different towns will cost more to build in just because of location? Builders charge more or some towns just have more fees and stuff?

@Chris Weaver Its raw land with no utilities or sewage, but theres quite a bit of land so I think multiple houses will likely be built. Thanks for the response!

Hi bp,

I have a deal that I most likely plan to wholesale because I have no experience in building. Its a large amount of land in a good area and I would like to be able to pitch the property to other investors with more experience and capital than I do and know what I am talking about. So basically I just have one question, what is the average cost to build high end homes in MA per square foot?

Hey BP, I had just sent out my first mail campaign and the results were pretty good! I sent out 577 post cards to absentee owners with 60-100% equity and got about 10 calls. No deals as of now but I still need to follow up with a couple people. Anyway, my question is what do you guys think would be more effective/ cost efficent, sending out another 600 or so postcards to the same or a similar list, which will cost me about $500 or put up 100 bandit signs which will cost me closer to $300? Any input is appreciated and if any one has a better idea than the ones I stated please feel free to comment them. Have a great saturday everyone and happy investing.

Hey biggerpockets, I finally bought my first list to market to motivated sellers, I am mailing only to out of state absentee owners with 60-100 percent equity who own property within 10 miles of my town. By the end of the search I had 577 people. My original plan was to send letters to each of these people using yellow letters, but when I  went to purchase the post cards it seemed like I had to input the property information manually. If this is the only way to do it wouldn't just writing the letters myself be cheaper and probably just as hard. What would you guys suggest I do?

I was wondering if anyone has experience calling we buy houses signs not to sell a house but to buy one. I am currently looking to purchase a property to fix and flip, or wholesale depending on how much of a discount I can get on a property. So anyways I just wanted to know if it would be a good idea to call these signs and if so what should I say? Thank you in advance.

I found a fire damaged property in Essex County MA that I think could be a great deal. I have talked to a few neighbors and they all said the same thing, somebody bought worked on it for a few months and they haven't seem him in about a year, I have the owners name just by looking at the permit to build. I've searched his name on the internet but can't seem to find any way to contact him. My question is how should I go about finding a way to contact him?

Hello BP, tomorrow is the day that I'm going to finally deploy marketing. I currently make a small income so I only planning on spending about 150 a month on marketing. I am starting my buisness in Essex county MA and want to know what would be most effective in my area and with my budget either direct mail, I could send out about 250 postcard to absentee owners, or 100 bandit signs which I would put out either 25 a week or 50 every 2 weeks. So what do you guys think would be most effective in my market? Thanks in advance!

I was wondering what benefits and or drawbacks could come from having your license and also being a wholesaler. Are there any laws on Massachusetts that could effect my wholesaling business if I have my license.
