Anyone have any experience in flipping out of state or out of your local cities market? If so I would love to pick your brain on it. Feel like it’s possible just am not sure how to go about it

Hi, my name is Zach and I'm a new to real estate investing. I have a lot of knowledge on real estate I just havnt done my first deal. I'm looking to get some rental properties but I'm having trouble with financing. I'm having trouble because I'm only 23 so I'm pretty sure I won't be able to get a normal mortgage from the bank. If I could get a mortgage, I can pay a down payment just getting the loan is my problem. If anyone has some other ideas of how I would get some financing it would be greatly appreciated!
