Hey everyone,

I am looking at duplex this afternoon being sold by a guy who was living in the 1st floor unit and renting out the top unit (house hack).  In 2016 the door to the top unit was kicked in by the DEA busting a meth lab.  He had no idea what was going on in the top unit.  He has since had the entire remediation process done and has since put 40k into it over the last 2 years.  


My question: Is there any issues I am not aware of other than having to disclosure that there was a methlab discovered in 2016 whenever I sell I would sell it in the future?

Yes I have a team full of contractors I am an agent locally and have flipped a couple houses so I have a great team thankfully.

The house we are renting out we actually lived in for the last 4 years so I know it pretty well

Hey everyone!

I am an experienced real estate agent but rookie landlord for reference.

I just got my first tenant off Furnished Finder! Woohoo!  

I am getting the lease together now.  What other items do I need? Assuming I need some house rules and list of furnished items checklist with replacement costs.  If anyone has any samples of these I would appreciate any help.  

Anything else I am forgetting?

Hey everyone.  I found a deal here in St. Louis I am really interested in buying (6 units for 450k off market) but I do not have enough capital to buy it on my own.  I wanted to reach out to some friends that have money and see if they would be interested in partnering but I do not know how to structure the partnership.  Any suggestions?
