Post: STR/MTR Insurance on a House Hack

I'm currently trying to solve an issue of finding insurance that covers STR/MTR for my primary residence. I'm purchasing a home, moving in with a roommate, but also turning the closed off basement with a private entrance into an STR/MTR.

I've called a few companies and they said they don't provide coverage for STR for primary residences. I'm trying to find affordable insurance that allows "home-sharing" or that provides coverage so that I can get the basement rented out.

Does anyone know any insurance providers that do this for a primary residence - or offer policies/extensions that cover this?

-- I'm totally fine to get regular primary residence insurance if I could find someone that can apply insurance on top of that. I'm aware of Airbnb's Air-cover, but I've read online not to rely on that as a solution. Anyone have any thoughts?

Thanks so much for the detailed analysis. As a person looking to invest in the Fayetteville Rental market this is incredibly helpful! As someone who commutes to Fort Bragg, I've got anecdotal experience with being in and around the 'Ville, but not as much as a local.

Are there any areas you specifically see more interest like Terry Sanford, Jack Britt, or Hope Mills? Or rather some that you see people staying away from, i.e. closer to the airport or the south-east (areas that tend towards higher crime)?
