Post: Seeking Advice on Scaling My Real Estate Portfolio in PEI

Hey Recko,

Well done. Excellent plan too. As we build up equity in some of our properties, we have some similar ideas for ADUs. I think my best advice to you would be finding the right team. You will need a great set of contractors, a good realtor who understands investments and a really investment friendly mortgage broker. I'm a realtor in PEI and an investor. I also organized the local real estate investor meet-up. Feel free to send me a message if you'd like some recommendations.

And feel free to pop into our September meet-up. We meet the second Tuesday of every month to get together and chat real estate. https://www.facebook.com/groups/148544411627754

Post: Using a remote kids camp for student rentals

I chair a board of a non-profit summer kids camp in PEI, Canada. We are in desperate need of an upgrade to our cabins, but lack the funds for large capital improvement projects. My hope is to be able to use what I've learned in real estate to leverage a new housing facility. One option I've come up with is building a new ≈$2M dorm style cabin facility, that can be used by the camp in the summers and rented to students during the school year (<1% vacancy rate in PEI, so housing is a struggle). I've run the numbers on this and it should do better than breaking even, which is a big win. If we can have a big new housing facility within minimal money out of pocket, that pays itself off, we can put that money into other things. The downside is that it's about 15 miles from the nearest college and universities. I don't think we have the local market for medium term rentals, so students seems to be the best option for Sept-May tenancy, but we may have to provide some transportation.

The question I'm asking, is if anyone else has any similar experiences of using a very niche, remote property to house students or other (I'm open) throughout the year while operating another type of business during the summer. If so, how did it go and what challenges did you face. If not, I'm open to other ideas or critiques.

Thanks BP!

Post: First storage unit purchase on PEI in Canada. Any tips?

Hi Jonathan,

I don't personally own any storage units, though I'd love to in the future. However, I organize a group of investors in PEI. Someone else may be into self-storage. We are planning to get together Sept 28, 2023. BP removed my original post from this thread with the Facebook link, but if you search 'PEI Real Estate Investors' it should come up, or DM me.

Happy investing,

@Sara Plumb

Hi Sara,

That's a great idea. I don't have FB, but just got my wife to join so I'll be able to see when meet ups are happening.

I look forward to connect with you all and hopefully some others join too!

Thanks for the responses!

It's not a solid core door. My preference is to keep the door in case we convert back to a single unit in the future. That said, I haven't been able to find a suitable and low cost product that could provide some soundproofing, but still be removed in the future if needed.

Hi All,

I have a split entry house with a suit in the lower level. There is a door that separates the two units, but there is still some noise transfer.

In the past I've used this product to provide some acoustic separation, but the company no longer sells it and I haven't found another supplier.

https://www.amazon.ca/Conditioner-Windshield-Waterproof-Soundproof-Panel-Gray/dp/B07L3M8KH5/ref=asc_df_B07L3M8KH5/?tag=googlemobshop-20&linkCode=df0&hvadid=320818873399&hvpos=&hvnetw=g&hvrand=5836728046373078898&hvpone=&hvptwo=&hvqmt=&hvdev=m&hvdvcmdl=&hvlocint=&hvlocphy=9000112&hvtargid=pla-607946964613&psc=1

Does anyone have a relatively simple and inexpensive product or way of providing acoustic separation for a suit demising door?

Thanks!
